Liberty Property & Asset Management takes a direct, hands-on approach to physically managing the properties in our portfolio. Property managers, maintenance technicians and the principals of the firm are available on a 24-hour per day, 7-day per week basis so that any maintenance or emergency issues are addressed in a prompt and effective manner. Realizing that attention to detail is paramount to success, property inspections are proactively conducted so that maintenance issues can be addressed in a cost-effective manner.

To further enhance the tenant experience at our properties, Liberty Property & Asset Management has instituted an online work order system. Tenants access this system to log maintenance and repair requests which are promptly addressed and tracked to completion. Our firm also maintains a 24/7 answering service with a system in place for alerting staff of any emergencies that may arise at any time of day.

Rather than engaging outside contractors, our maintenance technicians perform regular maintenance on the mechanical systems at our properties. This approach allows for a high level of oversight while driving down costs.



Meticulous lease administration is critical to maximizing the earning potential of any commercial property. Our staff carefully audits and abstracts each and every lease under management. We then utilize this information to accurately collect and account for all tenant rents, utilities and shared operating expenses. Lease expirations, option periods and expansion rights are tracked so that lines of communication can be maintained with tenants to address all of their space needs. Our property managers make it a point to maintain personal interaction with every tenant in every building that we manage with the goal being to enhance the tenant quality of life at the property. We make it a point to know tenant issues and to identify and address problems that may exist well before lease expiration so that a lease renewal is desirable.



Our staff works to maximize the economic market value of each property that we manage by measuring financial performance against the goals that we establish. Annual budgets are developed for each property which include regular occurring operating expenses and forecasted capital improvements. Any cost variance or unforeseen expense is immediately presented to ownership with cost effective recommendations for a path forward. Operating accounts are maintained for each individual property under management and our staff tracks all revenues and expenses on a daily basis. Income statements, balance sheets, aging reports and bank statements are produced for ownership on a monthly basis. These reports are fully vetted by our experienced staff and our third party CPA firm.



Liberty Property & Asset Management offers a full complement of construction management services from tenant build-outs to capital improvement projects. When acting as the general contractor, we stay intimately involved in every project which allows us to maintain cost and quality control over the sub-trades that we employ. Realizing that communication is key to any successful project, we work very closely with tenants, brokers, architects, city officials and any other individuals who may be involved in the process of finalizing the project at hand. As a full-service firm, Liberty Property & Asset Management maintains a design center at our headquarters where tenants and property owners can review construction drawings, view sample finishes and make selections. The ability to provide a “one stop shop” for construction services is a characteristic that separates us from our competition.



To maintain efficiencies, our staff pays special attention to the procurement and management of outside vendor services and the acquisition of necessary supplies and materials for each property that we manage. Given the size of our portfolio under management, we are in a unique position to leverage our existing relationships with vendors and suppliers to provide maximum “buying power” on behalf of our clients. Economies of scale thus allow us to enhance operating systems and efficiencies while providing the most competitive pricing available in the market.
